The Fascinating History of Pearl Brewery in San Antonio

The Pearl Brewery story is the story of San Antonio itself, spanning over 140 years of innovation, community, and transformation. From its founding in 1883 to its modern incarnation as a mixed-use cultural district, the Pearl has been a constant presence in the Alamo City.

The Brewing Years (1883-2001)

The San Antonio Brewing Association, later renamed Pearl Brewing Company, began producing beer in 1883. During Prohibition, the brewery survived by producing near-beer and food products. After Prohibition ended, Pearl became one of the largest breweries in Texas, with its distinctive XXX Pearl beer becoming a regional icon.

Decline and Closure

By the 1990s, consolidation in the beer industry threatened smaller regional breweries. Pearl ceased brewing operations in 2001, leaving a massive industrial campus sitting empty along the San Antonio River just north of downtown.

The Transformation

Developer Kit Goldsbury purchased the 22-acre campus and began a visionary transformation. Rather than demolishing the historic buildings, the development team preserved and adapted them for modern use. The result is a seamless blend of industrial heritage and contemporary design.

The Pearl Today

Today the Pearl houses restaurants, shops, apartments, the Hotel Emma, the Culinary Institute of America campus, and one of the most popular farmers markets in Texas. The district attracts over 1.5 million visitors annually and has become a model for adaptive reuse worldwide.
